Terms of Service

1. Agreement to Terms

By accessing or using the RentBridge website and services operated by RentBridge Pty Ltd (ABN 00 000 000 000) ("RentBridge", "we", "us", or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you must not use our services.

These Terms apply to all visitors, users, and others who access or use our platform, including landlords, tenants, property managers, and real estate agents.

2. About Our Services

RentBridge provides a rent advance platform that enables property owners and landlords to access future rental income upfront. Our service is not a loan — it is an advance on confirmed rental income, subject to eligibility and approval.

Key aspects of our service include:

  • Rent advances of up to 12 months of rental income
  • Funds deposited directly to your nominated bank account
  • A transparent service fee deducted from the advance amount
  • No ongoing interest charges or hidden costs

3. Eligibility

To use RentBridge services, you must:

  • Be at least 18 years of age
  • Be an Australian resident or hold a valid Australian visa
  • Be the legal owner or authorised representative of a rental property in Australia
  • Have a current, valid lease agreement with a tenant in place
  • Provide accurate and complete information during the application process

We reserve the right to decline any application at our sole discretion and without obligation to provide reasons.

4. Application and Approval

Submitting an application does not guarantee approval. All applications are subject to our assessment process, which may include:

  • Verification of your identity using government-issued identification
  • Confirmation of property ownership and lease details
  • Assessment of rental income and tenancy arrangements
  • Communication with your property manager or real estate agent

You agree to provide truthful, accurate, and complete information. Providing false or misleading information may result in the rejection of your application, termination of your account, and potential legal action.

5. Fees and Charges

RentBridge charges a service fee for each rent advance. The fee amount will be clearly disclosed to you before you accept any advance. By accepting an advance, you agree to the applicable fees.

  • Service fees are deducted from the total advance amount before disbursement
  • There are no ongoing interest charges on your advance
  • Any additional fees (if applicable) will be disclosed in your advance agreement
  • Fee schedules may be updated from time to time; changes will not affect existing agreements

6. Repayment

Repayment of the advance is collected from the ongoing rental income received from your tenant(s) over the agreed period. You acknowledge and agree that:

  • Rental payments will be directed through RentBridge or our nominated account during the advance period
  • You remain responsible for the full repayment amount regardless of tenant payment delays or defaults
  • Early repayment may be available subject to the terms of your advance agreement
  • If your tenant vacates or the lease is terminated early, you must notify us immediately and continue repayment as agreed

7. Your Obligations

When using our services, you agree to:

  • Provide accurate, current, and complete information at all times
  • Notify us promptly of any changes to your tenancy, property ownership, or personal details
  • Not use our services for any unlawful purpose or in violation of these Terms
  • Not attempt to circumvent, disable, or interfere with the security features of our platform
  • Maintain the confidentiality of your account credentials

8. Intellectual Property

All content on the RentBridge website — including text, graphics, logos, icons, images, software, and design — is the property of RentBridge Pty Ltd or its licensors and is protected by Australian and international intellectual property laws.

You may not reproduce, distribute, modify, or create derivative works from any content on our website without our prior written consent.

9. Limitation of Liability

To the maximum extent permitted by law, including the Australian Consumer Law, RentBridge and its directors, employees, and agents shall not be liable for:

  • Any indirect, incidental, special, consequential, or punitive damages arising from your use of our services
  • Any loss of profits, data, or business opportunities
  • Any errors, interruptions, or delays in the operation of our platform
  • Any actions taken by third parties, including tenants, property managers, or payment processors

Nothing in these Terms excludes or limits any guarantees, rights, or remedies that cannot be excluded or limited under the Australian Consumer Law or other applicable legislation.

10. Indemnification

You agree to indemnify, defend, and hold harmless RentBridge Pty Ltd, its officers, directors, employees, and agents from any claims, liabilities, damages, losses, or expenses (including legal fees) arising from:

  • Your use of our services or breach of these Terms
  • Any false or misleading information you provide
  • Your violation of any applicable law or regulation
  • Any dispute between you and your tenant, property manager, or other third party

11. Privacy

Your use of our services is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal information. By using RentBridge, you consent to the practices described in our Privacy Policy.

12. Termination

We may suspend or terminate your access to our services at any time if:

  • You breach any provision of these Terms
  • You provide false, inaccurate, or incomplete information
  • We are required to do so by law or regulatory authority
  • We reasonably believe your account has been compromised or used fraudulently

Termination does not relieve you of any outstanding repayment obligations under an existing advance agreement.

13. Dispute Resolution

If a dispute arises in connection with these Terms or our services, you agree to first attempt to resolve the matter by contacting us directly at [email protected]. We will endeavour to resolve any complaint within 30 days.

If the dispute cannot be resolved informally, it shall be submitted to mediation in accordance with the Resolution Institute Mediation Rules. If mediation is unsuccessful, the dispute may be referred to the courts of New South Wales, Australia.

14. Governing Law

These Terms are governed by and construed in accordance with the laws of New South Wales, Australia. You irrevocably submit to the exclusive jurisdiction of the courts of New South Wales and any courts of appeal therefrom.

15. Changes to These Terms

We may update these Terms from time to time. When we make changes, we will update the "Last updated" date at the top of this page. Continued use of our services after changes are posted constitutes your acceptance of the revised Terms.
