Every landlord you refer who completes a rent advance earns you commission - calculated as a percentage of the advance amount. For example, at the Pro tier (1%), a $20,000 advance earns you $200. Commission is paid within 7 days of the landlord being funded.
Almost nothing. When a landlord in your portfolio applies, we'll send you a quick email to confirm the lease details (rent amount, lease end date, tenant name). You reply with a confirmation - usually takes less than 5 minutes. That's it.
Not at all. The tenant's lease and rent don't change — same rent, same schedule, paid to the property manager as usual. We'll send the tenant a short introduction letter and ask them to sign a simple payment direction confirming where the property manager forwards the rent. Nothing else about their tenancy changes. The rent for the chosen term is paid to RentBridge — after that, every dollar flows back to the landlord (any excess is refunded).
The landlord is protected - and so is your commission. If the tenant stops paying, the landlord doesn't pay anything out of pocket during the term — the arrangement simply pauses and extends for up to 6 months while rent resumes or a new tenant moves in. You still keep your full commission regardless of tenant payment status.
We confirm every referral by email as it moves through each stage (received, approved, funded), and send you a monthly summary of your referrals and commission earnings. A self-serve partner portal is on the roadmap.
