RentBridge accepts applications from New South Wales. If your Sydney investment property is professionally managed, you can apply to receive 3–12 months of its rent upfront, less a one-off fee. Approval is subject to verification and suitability.

Property owners throughout the eastern suburbs, inner west, north shore, Parramatta and greater western Sydney can apply. Eligibility is about the property and the tenancy rather than the postcode:

  • A residential investment property with a licensed managing agent
  • A verified lease with the tenant paying on time
  • Held by an individual, joint owners, a company or a family trust (SMSF isn't eligible)

Why Sydney landlords advance rent

Sydney landlords carry the country's highest holding costs alongside its highest rents. Land tax assessments, strata levies on apartments — particularly where remediation or defect works are underway — and the cost of turning over a property between tenancies all land as lump sums, while rent arrives weekly.
