Funding repairs with future rent
An unexpected repair can be urgent. The funding decision still needs to leave room for the property's ongoing costs.
Price the work before choosing the funding
Obtain a written scope and quote, confirm when payment is needed, and allow for contingencies. Check any relevant insurance cover and speak with your property manager about access, tenant disruption and likely rent interruptions.
Does a rent advance fit?
RentBridge reviews professionally managed residential properties with a verified lease and rent paid on time. A vacant property or a major renovation that stops rent may not fit. Approval is not automatic because the work is urgent.
Budget beyond the repair
Your agent continues receiving their agreed fees. The purchased net rent goes to RentBridge during the term, so budget separately for your mortgage and other costs not deducted in the offer.
Compare that cost and reduced future income with savings, insurance and other funding options. Choose the smallest amount and shortest advance period that genuinely fits your needs, rather than the maximum available.
Before you proceed
- Confirm the repair budget and payment dates.
- Check mortgage, management and maintenance costs during collection.
- Read what the agreement says about vacancy and changes to the lease.
- Get advice if the property is already running at a persistent loss.
